At Otto’s Masonry, we specialize in keeping your basement dry and your home protected from water damage. Our comprehensive basement waterproofing service ensures that your foundation stays strong and your basement remains moisture-free, even during heavy rainfalls.

Why Waterproof Your Basement?

Waterproofing your basement is crucial for preventing water leaks, mold growth, and structural damage. A damp or leaky basement can lead to expensive repairs and health risks for your family. By properly waterproofing your basement, you can:

  • Prevent flooding during rainstorms
  • Protect your foundation from long-term water damage
  • Avoid mold and mildew growth that can harm indoor air quality
  • Increase your home’s value by ensuring a dry, usable space

Damaged Chimney? It’s Best to Repair It As Soon As Possible

Have you noticed that your chimney or fireplace need repair? Don’t wait, have a professional from Otto’s Masonry come out and check it immediately. Neglecting damage that seems minor, like cracks in the bricks and crumbling masonry, can quickly lead to more extensive and expensive damage over time. We get that everyone is trying to save money, but delaying chimney repair won’t do the trick.

Fast Chimney Repair By Otto’s Masonry, Done Correctly Every Time

Our testimonials speak for themselves. We can come out quickly to inspect your chimney, and in most cases, fix it in one or two days. Rain and snow don’t slow us down. One of our customers, Victoria, says “Despite inclement weather Otto’s team worked through the cold and snow to get the work done on time.”

Over our 40 years in masonry, we’ve developed systems and procedures that are followed every time, allowing us to deliver superior brick work and chimney repair in record time. We don’t leave until you are completely satisfied, and we guarantee that you will be overjoyed when you see your chimney brought back to life.

Why You Should Have A Professional Inspect And Repair Your Chimney

“A chimney inspection is a headache-free way to prepare for winter,” says Otto of Otto’s Masonry. He continues, “After looking at chimneys for over 40 years, and training my staff on what to look for, we can tell pretty quickly which repairs are needed.”

When assessing your repair needs, we will start by thoroughly inspecting the chimney for damage. Common issues include cracked or spalling bricks, damaged mortar joints, a cracked chimney crown, or a malfunctioning flue.

Next, we’ll make sure that any damage we note does not pose an immediate safety risk, like structural instability or a blocked flue that could cause carbon monoxide buildup.

Common Chimney Repairs

  • Repointing: Repointing involves removing old, deteriorating morter and replacing it with new mortar that will last for years to come.
  • Crown Repair: The top of your chimney, called the crown, can develop cracks that let in rain or small animals. We will repair these cracks and seal them up.
  • Flue Liner Replacement: Remember when we said the flue is the part of the chimney that carries smoke and gases safely out of the home? A damaged flue liner is critical and requires careful replacement by a professional.
  • Brick Replacement: You can’t really ‘repair’ bricks, especially when it comes to your chimney. If any of your bricks are damaged, we will remove and replace them. We will even match the new bricks to your existing chimney, something that not all chimney repair companies do.
  • Chimney Cap Installation: Your chimney cap may be so far gone that you need a new one. We’ll install one for you. This stops debris, rain, and animals from getting into your chimney.

Our Waterproofing Process

Our basement waterproofing process is thorough and reliable, designed to give you peace of mind. Here’s how we protect your home:

  1. Excavation: We start by digging around the foundation of your home to reach the basement walls and footings. This allows us to access any problem areas directly.
  2. Wall Repair: If we find cracks or holes in your basement walls, we repair them to prevent any leaks. We then clean the walls thoroughly, ensuring a solid base for waterproofing.
  3. Cement Coating: Once the walls are clean, we apply a fresh coat of cement to seal and strengthen the surface. This extra layer helps block moisture from penetrating your walls.
  4. Tar Application: After the cement dries, we add a coat of waterproof tar to provide an additional layer of protection.
  5. Foundation Wrap: A sheet of plastic foundation wrap is applied to keep moisture from reaching the walls. This wrap goes from the ground level down into gravel over top of a weeping tile.
  6. Weeping Tile Installation: We install a weeping tile system to channel water away from your home. This system connects to a sump pump located in an out-of-the-way part of your basement, like a closet or furnace room.
  7. Window Wells: At basement windows, we install window wells with drainage to prevent water from pooling around your windows and seeping inside.
  8. Final Touches: After the waterproofing is complete, we refill the trench and tidy up your landscaping, leaving your yard looking neat and clean.
